House washing isn't a pressure problem — it's a chemistry problem. The black streaks, green film, and dingy gray you're looking at is biological. Mildew, algae, lichen. We treat it at the root with a low-pressure surfactant blend, let it dwell, and rinse it clean.
High pressure on siding forces water behind seams, blows out caulk, lifts paint, and bruises wood. None of that happens with a proper soft wash. The result is a deeper clean that lasts longer — typically 12 to 18 months between services on coastal properties.
Pricing is by linear foot and stories. Most single-family homes on the South Coast fall between $400 and $700. We'll quote yours after a quick look at the property.
